The island of Malolo Lailai is 585 Acres with 12 beaches, lush tropical gardens and coconut plantations. Over the last 20 years private homes have been constructed on the island adjacent to Musket Cove island Resort. All homes have access to the facilities available on the island to enjoy the combination of resort living and the privacy of your own island home or villa. 30 lots have been leased with half of these already built on. We are now pleased to announce the availability of 6 new lots on the Eastern side of the island overlooking a long stretch of white sand beach and crystal clear waters of the Mamanuca Islands.

Basic information:
- All lots are available on a leasehold basis, minimum lease period will be 99 years.
- All sites are residential and are single dwelling only.
- Prices are on application only.
Facilities:
- Resort Dining, marina facilities and activities are available but will be subject to commercial charges, where applicable.
Outgoings:
- Power, non-potable water and telephone is supplied to the boundary of each site. Monthly payments of electricity and water are metered and charged by use to the Lessee. Telephone charges and line rental will be the responsibility of the lessee
- A quarterly rate system is in place to cover, road maintenance, rubbish removal, grounds keeping of common/reserve land.
- All open sites must be maintained after purchase, we recommend that all sites be mowed monthly.
- All occupied sites will require all grounds and gardens to be kept tidy.
- Utility services available on the island at an extra cost are: gardening, maintenance, housekeeping, boat services,
earth moving equipment, barging and transport service

Building requirements: 
- All house concept designs must first be approved by the Lessor and Island/Town planner. After approval that the house is of a standard befitting the island development full plans may be produced. On production of full engineered plans, the lessor will lodge these on behalf of the lessee at no extra charge other than the statutory costs incurred during lodging with Town and country planning, Lautoka for building approval. All building permits and requirements under the laws of Fiji must be adhered to.
- Structure: all houses must be built to windstorm standards.
- All houses must have water catchments and storage capabilities for drinking water. Although water can be supplied to the block, the island is self sufficient in it’s water supply and during times of drought, water restrictions may apply. Please note that ground water is not recommended for drinking.
